Jasmine Estates is a census-designated place of small 1960s–80s homes, tight side yards, and chain-link. It sits against New Port Richey without being the city. Driveways are short. Neighbors are close.
Compacted sand, old irrigation, sometimes a buried septic on older lots we have to dance around.
Scale. A three-tier fountain on a 50-foot lot looks like a monument. Splash hits the neighbor. Pumps get stuck in a plastic basin that was never buried right.
