This lot

Port Richey is not a suburb of New Port Richey with a shorter name. It is a separate city, denser on the water, with 1960s–80s block homes, seawalls, and boat lifts. Interior lots off US 19 are small and often fenced to the property line.

Fill over marl near the canals. Drainage is sideways into the canal, not down. A leaking basin here is a neighbor problem as much as a yard problem.

What actually fails here

Salt air and splash off the canal eat cheap fittings. Green copper on a thin brass spout is not a patina you wanted — it is a fitting about to weep. Pumps sit in basins that have been topped off with canal water after a storm.

What we install here

On a canal lot we spec stainless or schedule-80 unions, a pump you can pull without draining the Gulf, and a basin that does not overflow into the neighbor's lift when it rains sideways.

People confuse Port Richey with New Port Richey on the phone. Give us the city. A canal lot off Bay Boulevard is a different install than a ranch on Massachusetts Avenue.

Waterfront yards here are windy. A tall three-tier throws spray onto the lanai screen and the boat. We keep the water low and the splash rim honest.

Interior Port Richey lots along US 19 often have a tired concrete pond someone lined with cheap rubber in the 2000s. That is a remove-and-replace, not a pump swap, if the liner is cooked.

If you can hear the lift motor from the courtyard, we treat the site as salt-adjacent even if you cannot see water from the kitchen.

How we get there

Nicks Park, the US 19 commercial strip, and the waterfront west of Old Post Road are the landmarks. We do not send a crew looking for 'Port Richey' inside New Port Richey — the city line is real.

City of Port Richey is pickier on waterfront work than unincorporated Pasco. Electrical and anything near a seawall gets a look. Recirculating courtyard bowls inland usually do not.
